Our 40+ floor plan designs are available to be built on your lot & can be modified to meet your needs. If you are searching for a one-of-a-kind design we can customize your new home from concept.

You don’t have to deal with the complicated pricing typically associated with custom building; we have a base price set for each of our floor plans with standard features and construction allowances. From there, any upgrades or modifications can increase or reduce the price.

 

Your Lot

Whether you’re ready to build on a lot that you own or searching for land to purchase, we can help. Our pricing is setup to include the cost allowances for a typical site-built home. However, every lot is unique and yours may require additional clearing, filling, concrete, water/sewer lines, etc. Often the biggest surprise to a lot owner is the amount of work required to prepare a lot for building. Our team of construction professionals will review your lot for feasibility prior to purchase.

 

Construction

We make the building process easy – we pull the permits, complete the survey, investigate the utility connections, work with the local government on building inspections, and handle every aspect related to the construction of your new home.

 

Warranty

At KLM we stand behind our work, and we include a Builder Warranty. Additionally, many of the products in your home include a separate manufacturer’s warranty.

WHAT IS A FULL SERVICE BUILDER?

KLM’s full service includes floor plans, elevations, engineering, permits, inspections, landscape design, lot preparation, HOA approval, compliance with city codes, home design with our draftsman, design options …in other words; we do everything and offer a complete turn-key operation.

 

WHAT CONTRIBUTES TO THE FINAL COST OF THE HOME?

Your total package will consist of the base price of the home, any site evaluation costs and any upgrades or modifications that might have associated costs.

 

ARE THERE MORE FLOOR PLANS AVAILABLE THAN THE ONES ON THE SITE?

Absolutely! What you see online are our most popular floor plans. We have over 40 plans to choose from – all can be customized to suit your needs. If you are searching for a one-of-a-kind design we can customize your new home from concept.

 

WE ALREADY HAVE OUR OWN FLOOR PLAN. CAN YOU BUILD IT?

Yes. As a custom builder we can review and advise you on your home plan to make sure it meets all local codes, fits with the lot of your choosing and finally works to suit all your needs.

 

WHAT KIND OF FINANCING IS REQUIRED TO BUILD ON OUR LOT?

Building on your lot requires either a cash contract or a construction loan. Our preferred lender has great options available, and offers competitive rates. Your Sales Consultant can get you started on that process.

 

WHY DOES IT (SOMETIMES) COST MORE TO BUILD ON YOUR OWN LAND THAN IN A COMMUNITY?

In some cases the layout of your land will vary including permitting costs, local building codes, HOA requirements, topography, utility locations as well as home placement due to views or other variables. In addition, your home can be customized to your lifestyle with no limit on modifications.

Most importantly, through KLM’s Build on Your Lot program you can get exactly what you want. We can customize the home however you need so you don’t have to “settle”!

 

WILL YOU BUILD OUTSIDE THE TYPICAL COVERAGE AREA OF CHICAGOLAND’S NORTH AND NORTHWEST SUBURBS?

Yes, depending on your specific situation we may be able to build outside the Build on Your Lot coverage area of Chicago’s North and Northwest suburbs. Please see your sales consultant to get specific information.
